Although it wasn’t too long ago that we posted summer home styling tips to impress homebuyers, we thought we’d add a few more to help provide a boost midway through the busiest season for real estate agents. Take a look below at 5 more staging tips to wow summer homebuyers.
1. Showcase the outdoors
Ok, so we said this before, but it bears repeating, particularly in the summer: the more attention paid to curb appeal and outdoor living areas, the better. Summer is all about indoor/outdoor living. So be sure to clean up the exterior and make the most of patios, porches, balconies, yards, gardens, or any available outdoor space.
2. Wash the windows
The more natural light you can offer potential homebuyers, the happier they’ll be. Sure, you could recommend that the home sellers knock down trees or pay a contractor to put skylights in their home before they sell it, but it’s a lot less pricey to make the most of the natural light they already have. Remind your sellers that one of the best things they can do to play up their natural light is to wash the windows—inside and out. In addition to letting in maximum light, it also helps to showcase all that extra love they gave the exterior.
3. Bring the outdoors in
We’re talking about plants here. A potted rubber plant, a White Bird of Paradise, an Umbrella Tree or other large-leaf indoor plant in a living room, bedroom, or entryway will help emphasize the indoor/outdoor living that appeals so much during the summer. While flowers in vases can liven up the interior of your listings, potted plants will live far beyond a single open house and can be used in a second property once the first one sells.
4. Prepare for company
As a real estate agent, you’ve heard your share of open-house visitors daydream about the entertaining they’d like to do. Since summer is a popular time for barbecues, family reunions, and other get-togethers, you can use those daydreams to entice summer homebuyers. When staging a home during the summer, casual and elegant table settings are an easy way to play to up the entertainment space indoors and out. They’re also a great way to provide pops of summer color without going overboard.
5. Embrace the season
Hang framed art featuring cool lakes and oceanscapes. Play happy summer music at low levels on overhead speakers. Serve summery refreshments in the kitchen. These and other subtle nods to summer will help your open-house visitors see themselves living their best lives in the home. And once that happens, you’re that much closer to hearing them say, “This is the one I want.”
